For decades, a Norwegian looking for winter sun bought in Spain — Costa Blanca, Costa del Sol, or the Canaries. It is familiar, well served by direct flights and full of Nordic neighbours. So why are more Norwegians now looking at North Cyprus? The honest answer is not that Spain has become bad. It is that the entry price and yield gap has become too large to ignore.

Entry Price

In the established Spanish coastal areas Norwegians favour, modern two-bedroom apartments near the sea have been repriced by two decades of foreign demand. In North Cyprus, comparable new-build apartments with sea views and resort facilities still start dramatically lower, and new coastal developments continue to launch at off-plan pricing. For the same capital, most buyers get either significantly more space or a materially better location.

Rental Yield

Gross yields in North Cyprus commonly sit in the 5–10% range depending on area, property type and whether you let short-term or long-term. Mature Spanish markets typically deliver lower gross yields on a higher purchase price, and several Spanish regions have tightened short-term tourist-licence rules, which affects exactly the holiday-let strategy many Norwegian owners rely on.

Buying Costs and Taxes

  • North Cyprus: 0.5% stamp duty, 9% title deed transfer fee under the 2025 rules, VAT where applicable, plus legal and connection fees.
  • Spain: transfer tax or VAT depending on new-build versus resale, notary, registry and legal fees, typically landing in a similar 10–14% band.
  • Ongoing: annual property tax in North Cyprus is low compared with Spanish IBI plus community fees, though resort developments here carry their own site maintenance charges.

So transaction costs are broadly comparable in percentage terms — but in North Cyprus that percentage is applied to a much smaller purchase price.

Currency

Spanish property is priced and rented in euros. Many North Cyprus purchases and rental agreements are structured in British pounds, which insulates income from local currency movement. For a Norwegian earning in kroner, both are foreign-currency exposure — the question is which currency your income and your eventual sale price sit in, and GBP contracts give a predictable answer.

Access and Flights

This is where Spain genuinely wins. Direct flights from Oslo, Bergen and Stavanger to Alicante and Málaga run year-round. North Cyprus is reached via Istanbul to Ercan, or via Larnaca with a land crossing — realistically a travel day rather than a short hop. If you plan to fly down for long weekends every month, that matters. If you are going for weeks at a time or buying primarily for yield, it matters much less.

Legal Framework and Risk

Spain is an EU member with a mature, transparent land registry and published market data. North Cyprus is not an EU member, does not publish official sales data, and has several categories of title deed — which is exactly why an independent lawyer and a title-deed check are non-negotiable here. The higher yield in North Cyprus is partly compensation for that additional legal and political risk. Anyone who tells you otherwise is selling, not advising.

Norwegian Tax Treatment

Either way you remain taxable in Norway on worldwide income and wealth as long as you are a Norwegian tax resident. The difference lies in the treaty framework: Spain sits inside a well-established network of agreements, while North Cyprus does not. Get a Norwegian accountant to model both before you decide — for many buyers the yield difference still comfortably outweighs the administrative friction, but you should see the numbers, not assume them.

Which One Suits You

  • Frequent short trips, EU certainty, easy resale to other Nordics → Spain.
  • Highest yield per krone invested, GBP-denominated income, earlier-stage market with more upside → North Cyprus.
  • Winter base of several months plus rental income the rest of the year → North Cyprus usually wins on the maths, Spain on convenience.
