One question comes up in almost every conversation we have with property investors: Which area is actually the best one to buy in? The honest answer is that there isn't a single best area — there's a best area for your goal. Here's how the three main regions compare.

Kyrenia: The Established, Lower-Risk Choice

Kyrenia is the most mature market in North Cyprus, and that maturity shows up in the numbers. Limited available land means supply constraints work in the owner's favour, which has historically made prices here more resilient over time than in faster-growing regions. One-bedroom apartments typically run from roughly £120,000 to £180,000, with long-term rents in the £550–£800 range and occupancy rates commonly sitting between 85% and 95%. Annual capital appreciation tends to land around 7%. If your priority is capital preservation with steady, predictable growth and strong resale liquidity, Kyrenia is generally considered the safer of the three.

Iskele: The Growth Play

Iskele has been the fastest-transforming region in North Cyprus over the past several years, largely thanks to its "Long Beach" coastline and a wave of large, master-planned resort developments — sometimes nicknamed the "New Miami" of Cyprus. These projects lean heavily into an all-inclusive lifestyle model: multiple pools, spas, aqua parks, and restaurants built into the resort itself, which makes them especially attractive for short-term holiday letting. One-bedroom units here typically start lower than Kyrenia, often in the £95,000–£150,000 range, but the growth potential is the real draw — off-plan buyers have routinely seen 20–30% value increases between a project's launch and its completion. Annual capital appreciation has generally been estimated around 9%, though this comes with more volatility than the Kyrenia model. In short: Iskele offers higher upside, but with a bit more risk attached.

Famagusta: The Stable Income Play

Famagusta's investment case rests on one very consistent factor: Eastern Mediterranean University, which brings a student population of more than 20,000 to the city. That creates constant, dependable demand for one- and two-bedroom rental apartments, with many investors securing 6–12 months of rent upfront from international students. Gross yields here often land in the 7–9% range, and because long-term student tenancies require less active management than short-term holiday lets, the net yield tends to stay close to the gross figure. The trade-off is that capital appreciation moves more slowly than in Kyrenia or Iskele, and there's a natural ceiling on rents — you can't easily "gentrify" a student apartment into a premium unit. Entry prices are also the most accessible of the three, with two-bedroom student-grade apartments available from around £95,000.

A Quick Way to Think About It

  • Want the safest, most established market with strong resale value? → Kyrenia
  • Want the highest growth potential and don't mind more volatility? → Iskele
  • Want steady, predictable rental income with a lower entry price? → Famagusta

There are also strong secondary options worth a mention: Lapta and Alsancak, just west of Kyrenia, remain popular with British expats looking for long-term family homes, though land there is becoming scarce. Esentepe and Tatlisu, east of Kyrenia, offer a quieter lifestyle built around the Korineum Golf & Beach Resort, appealing to a slightly different buyer profile than the beach-resort crowd further east.

Every one of these areas can perform well — the key isn't picking the "right" region in the abstract, it's matching the region to your actual investment goal and risk appetite.
